What is Sheridan Ridge Private Reserve?

Sheridan Ridge Private Reserve, located in the Blue Ridge Mountains of Southwest Virginia, is an upscale residential resort community encompassing more than 1,400 acres in Smyth County, Virginia. Sheridan Ridge plans to offer a fun, exclusive, and unique atmosphere blended with the rustic undertones indicative of the area’s history. The distinctive architecture and amenities reflect the community influence of adventure, the outdoors, and motorsports.

Our community will balance the natural beauty and landscape of the mountains of Southwest Virginia with the cultural and historical significance of a quaint, mountain village. Sheridan Ridge is located in Southwest Virginia just a few miles off Interstate 81. You can reach our property from Exits 54 if you are coming from the north or Exit 49 if from the south. The closest town is Marion, Virginia.

Q. Why did you pick Southwest Virginia and Smyth County as the location of Sheridan Ridge?
A. Smyth County offered the beautifully serene. rural mountain setting the Sheridan Ridge partners were seeking to fulfill their vision. Also, the property’s close proximity to motorsports event venues - Bristol, Martinsville, Richmond and Charlotte - made it a prime location for the partners and investors of Sheridan Ridge. More than half of Sheridan Ridge’s property borders adjoin the National Forest, promoting a sense of seclusion as well as allowing for a number of adventure-related activities available in the National Forest.
 
 
Q. What is the timeframe for build-out of Sheridan Ridge?
A. It is anticipated Sheridan Ridge will have a several year build-out period. Throughout the entire build-out we expect to pay careful attention to every detail and uphold our commitment to the integrity and quality our community. Market, economic, regulatory, and environmental issues will influence the phasing and build-out schedule over the next decade. Information about phasing will be updated as it becomes available.
 
 
Q. What are the housing types and what price ranges will Sheridan Ridge offer?
A. Plans currently include approximately 600 residential units, including:
  • 78 Retreat Lots – 5 to 12 acre lots in the private, gated community of Walker Mountain - starting from the $300’s. Contact our sales team about the exclusive Retreats at Walker Mountain – with breathtaking views and neighbors like Tony Stewart and Jeff Hammond – our first phase is our most prized. Another release of Retreat Lots will occur in Phase 2, please inquire about our reservation agreements.
  • 212 Cabin Lots – Starting in the $150’s, lots range in size from just under an acre to 2 acres and are the homes that embody the essence of true rustic mountain living – think hunting lodge, snowed-in, with the fire burning. Phases 2, 3, 4, and the Village Phase will offer Cabin Lots. We are currently accepting non-binding reservations. 
  • 190 Treehouse Lots – Ranging from the low $100’s these are fun, creative, and narrow topography-friendly lots with small building footprints and suited for homes with multiple stories and charming balconies. Phases 2, 3, 4, and the Village Phase will offer Treehouse Lots. We are currently accepting non-binding reservations. 
  • 18 Townhouses – starting prices not yet determined (check back soon for this limited and special product).
  • 19 Corporate Lodges – Please contact our sales team about this very unique product.  Custom tailored for the race team, corporate sponsor, or institution we are planning on offering an exclusive allotment of Corporate Lodges that can accommodate large groups and will have extensive entertainment space. Don’t miss out on this great opportunity.
  • Condominiums – We are currently exploring the feasibility of condos and are not offering any reservations at this time. If you are interested in condos please let us know so we can keep this in mind as we continue to plan.
 
 
Q. When can I start building my home?
A. Currently we are concentrating on Phase 1, which is a special allotment of some of our best lots - The Retreats At Walker Mountain. We expect to break ground this summer and hope the builders in our Builders Guild can begin home construction by the last quarter of the year. Any potential purchasers can meet with the Developer to discuss their homebuilding plans and expected timeline so we can try and accommodate your needs.

Q. What are the building costs, utility costs, and other costs associated with purchase?
A. As with all custom homebuilding, cost per square foot of home construction depends on elevations, selections, upgrades, and finishes, but we foresee costs on average ranging between $150 and $250 per square foot.

Other major costs include well and septic systems. Not all properties at Sheridan Ridge will require individual systems. Central water and sanitary sewer systems will be provided by the Smyth County Public Utilities Department in later phases. The initial phases will have individual systems approved by the Virginia Department of Health. The average estimated cost of well installation is $12,000 and for a drip septic system it is $25,000.

Building permits will have to be obtained from the County and a total of $750 paid to the Developer’s Architectural Control Board (ACB) for reviewing your construction plans.

Real estate taxes and Homeowner Association (HOA) fees are discussed below. Please review the Property Report for more detailed information about fees, utilities, and expected costs.
 
 
Q. When do I have to start building if I buy a Retreat Lot?
A. Currently we will require purchasers of the Retreats to begin home construction by the fourth anniversary of their lot purchase and have a certificate of occupancy by the fifth anniversary. Otherwise the Developer reserves the right to repurchase the lot at fair market value. However, please share with us your building schedule and we will attempt to work with you.
 
   
Q. How much are the Homeowner Association (HOA) fees?
A. The only HOA fees that have been established are the ones for Phase 1. They are $100 a month or $1,200 a year with a one-time $300 contribution to the HOA at lot closing. Once amenities and concierge services are built and fully operational the Developer will offer different terms of membership to the Master Homeowners Association. At that time base HOA fees will be reassessed. More information about the membership options will be made available as soon as information becomes available.
 
   
Q. What are the current Smyth County real estate tax rates? 
A. Smyth County real estate taxes are currently (as of April 2008) $0.62 per $100 of assessed value. For example, a home and lot assessed at $1,000,000 would have taxes of $6,200 annually. Personal property is taxed at $2.25 of $100 of assessed value and airplanes are taxed at $1.40 of $100 of assessed value.
 
   
Q. What is the expected opening date of the Resort?
A. Sheridan Ridge Private Reserve will be built in a number phases. The first Phase which is strictly residential home sites is expected to break ground this summer and construction to begin by the end of 2008. We foresee the first homes being occupied by the last quarter of 2009. We currently expect the first phase of our resort amenities to begin opening between the later half of 2010 and the early part of 2011. We are diligently working with our project team, strategic partners, and the appropriate government agencies to achieve these target dates and will make every effort to attain them. As with all large projects, we will carefully monitor our progress and make updates available on our website and through our newsletter.
 
   
Q. Is this a time share or can you purchase and live year round?
A. Sheridan Ridge Private Reserve is a resort community that will offer a diversity of housing product types. By offering our customers a variety of products to choose from, we not only appeal to a range of family sizes and budgets, but we can accommodate someone looking for a primary year-round residence, a family looking for a weekend getaway, a retired or empty nest couple looking for a seasonal home, and/or a vacationing family or couple. As far as fractional and timeshare residences go, the Developer is currently evaluating the feasibility of offering factional, timeshare, and/or condo hotel ownership. If you are interested please let us know more information about what you are looking for in this type of ownership and we will consider it when evaluating our options.
 
   
Q. Can I rent my house? Do you offer property management services?
A. We are planning to offer full members of our resort club concierge and property management services, but we are still working out the details and will make those available as soon as possible. We plan to allow rentals as long as they are managed by an approved management company.
 
   
Q. How are sales at Sheridan Ridge going to be conducted?
A. The initial phase of Sheridan Ridge will be offered directly for sale by the Developer. A. Do you want Adventure on your terms? We can help you discover it – it’s what we do best.Contact our sales staff to set up one of our custom site visits – the Sheridan Ridge Discovery Tour. We will help you and your family select the perfect home site for your needs – not to mention have a bunch of fun in the process. Currently, the site is assessable most easily by ATV so bring your riding gear and expect to get a bit muddy. If ATV’s aren’t your thing, that’s fine too. We can show you the site, tour the town and local area, and go over the master development plans. Spend enough time around our staff and you may never leave. You’re likely to meet a few of the development partners if you visit as well. They offer excellent insight into how they came up with our shared vision and when you might find Tony Stewart, Denny Hamlin, Elliott Sadler, the Zipadelli’s, or Jeff Hammond poking around. Q. You have plans for a village center, what do you they entail?
A. Our plans for The Village are still evolving; however, we can begin to share some of the attractions that the core of our development is planned to offer. The Village will be located in the central valley of the property between Brushy and Walker Mountains, may feature a boutique hotel, conference center and amphitheatre. Our master plan calls for The Village to have small retail shops, cafes and restaurants, and space for local folk artists.
 
   
Q. What are the amenities planned for Sheridan Ridge?
A. Our master plan calls for our resort amenity package to include a grand lodge and spa, recreational activity center, an adventure sports outfitter, equestrian center, sports tavern and motorsports exhibit.
 
   
Q. When Sheridan Ridge is completed, how many residences will the property have?
A. It is estimated there will be approximately 600 residential units within Sheridan Ridge.
   
Q. What’s the climate like in Smyth County, Virginia?
A. Smyth County has a moderate climate with July being the warmest month and January the coldest month. The average maximum temperatures are as follows (degrees F): January (42.2), July (83.2), and annually (65.6). The average minimum temperatures for the county are as follows (degrees F): January (20.8), July (58.9), and annually (39.8).

The average annual rainfall in Smyth County is 45.86 inches. The wettest months are May through August, a period that experiences approximately 4.6 inches of rain per month as opposed to the monthly average for the remainder of the year of 3.5 inches. Average annual snowfall is 18 inches although the higher elevations in the county experience larger average accumulations. The growing season ranges from a low of approximately 140 days in the northeast portion of the county to a high of approximately 180 days in the southwest portion.

The prevailing winds in the county are from a generally westerly direction with southerly and northerly winds occurring less frequently. The mountains, along with the prevailing westerly winds, generally protect the county from severe storms originating in the Atlantic Ocean.
 
   
Q. What’s the best season to visit Sheridan Ridge?
A. Sheridan Ridge is really a four season resort. The Blue Ridge Mountains in Southwest Virginia have cool summers without much humidity, stunningly colorful, pleasant autumns, mild winters during the motorsports offseason (Tony might be out on the ATV trails and Hammond at the Equestrian Center), and the bright, breezy, and fragrant springs might be our favorite. At least one trip per season is a must...
 
   
Q. Who provides fire and rescue service in the area?
A. The nearest hospital to our property is the Smyth County Community Hospital, operated by Mountain States Health Alliance, which is located less than five miles from Sheridan Ridge. Ambulance service and emergency rescue services are provided by Smyth County Ambulance Services. Atkins Volunteer Fire Department is approximately four miles from the main entrance of Sheridan Ridge and provides year-round fire protection to the property. The Smyth County Sheriff’s Department provides year-round police protection to the property. At full build-out The Village is expected to have a fire hall with volunteer fire service.

Q. What school district is Sheridan Ridge located in?
A. This property is located in the Smyth County School District. Sheridan Ridge falls into the following school districts: Atkins Elementary (grades K-5), Marion Middle (grades 6-8) and Marion High School (grades 9-12).  Bus service will be available to these schools from within the Subdivision. The closest Community College is in Wytheville Community College located in Wytheville, Virginia 20 miles from the property. Two public universities are located within 60 miles of Sheridan Ridge:  Radford University and Virginia Tech.
 
   
Q. What are the closest airports to Sheridan Ridge?
A. There are both commercial and private airports within a short driving distance of our site.

Commercial

Tri-Cities Regional Airport  in Kingsport, Tennessee is about 65 miles from our site. From the airport to Sheridan Ridge it’s a quick hour and fifteen minute ride north on Interstate 81. The closest major airport, Charlotte-Douglas International Airport, is only 2 hours and 45 minutes away or 165 miles located in Charlotte, North Carolina. Roanoke Regional Airport in Roanoke, Virginia is 100 miles north of Sheridan Ridge along Interstate 81. Drive time is just under 2 hours.

Private

Mountain Empire Airport is about 7 miles from Sheridan Ridge (exit 54 off I-81). It has a 5,200 foot runway.
 
   
Q. The motorsports influence is a new thematic concept for a resort community. Why did Sheridan Ridge choose motorsports as its focus?
A. The Sheridan Ridge Partnership has many ties to the motorsports industry. Through the last several years, we have begun to cultivate an interest in a retreat, resort atmosphere that would cater to those individuals and their unique lifestyle, while still being a place that would appeal to the general public as well.

Q. What are the responsibilities of Sheridan Ridge Advisory Board Members?
A. Sheridan Ridge Advisory Board Members will have a range of advisory responsibilities, such as weighing in on some of the property’s planned amenities. The Advisory Board will also be instrumental in the endorsement and promotion of the project, but have no involvement in the decisions regarding the activities of, nor any involvement in the management and financial affairs of, Sheridan Ridge Private Reserve, LLC.
 
   
Q. The majority of the Sheridan Ridge property is surrounded by Jefferson National Forest and the headwaters of Hungry Mother Creek lie on the Sheridan Ridge property, what environmental impact will the project have on the public lands surrounding it?
 
A. Minimal impact will be experienced as a result of our efforts. Looney Ricks Kiss Architects, Inc. (LRK), a nationally renowned land planning and architectural firm, has been commissioned to master plan the project. They are working closely with our civil and environmental engineers, Balzer and Associates, and local, state, and federal regulators. LRK has several Leadership in Energy and Environmental Design (LEED) certified professionals on staff and is focused on and committed to best practices and sustainable development with emphasis on sensitivity to and the preservation of the environment.

Q. What is the Property Report?
A. The Property Report contains relevant information about the subdivision and must be delivered to each purchaser before the signing of the contract or agreement. It is a part of the Interstate Land Sales program which protects consumers from fraud and abuse in the sale or lease of land. In 1968 Congress enacted the Interstate Land Sales Full Disclosure Act, which is patterned after the Securities Law of 1933 and requires land developers to register subdivisions of 100 or more non-exempt lots with HUD and to provide each purchaser with a disclosure document called a Property Report. Please ask our sales staff for a copy of Sheridan Ridge Private Reserve’s Property Report and ask them or your attorney any questions you may have about it.
 
   
Q. Who are the owners of Sheridan Ridge Private Reserve?
A. Our ownership group includes a team of development and construction professionals with a wealth of industry experience and a small group of private investors.
   
Q. Who can build at Sheridan Ridge?
A. Sheridan Ridge Private Reserve, LLC is the owner of the resort. Sheridan Ridge Management, LLC is the Developer and its executive team is managing the project’s construction and build-out. A number of different homebuilders will be selected to join a Builders Guild. The Builders Guild will adhere closely to the design guidelines set forth by the Developer and will be an integral part of achieving Sheridan Ridge’s unique architectural vision. A general contractor has not yet been selected for the commercial and amenity structures within the project, but they too will work closely with the Developer and have to follow our design guidelines.
 
   
Q. I’m a builder and I want to build at Sheridan Ridge, how can I join the Builders Guild?
